Since January 1, 2025, a new property tax system has applied in Germany. The old assessed value from 1935 and 1964 was replaced by the current property tax value, after the Federal Constitutional Court declared the previous regulation unconstitutional. Anyone wanting to know what this means for their own property can hardly avoid using a property tax calculator, since the new rules differ considerably depending on the federal state.
How the Property Tax Formula Works
Property Tax Value × Tax Assessment Rate = Property Tax Assessment Amount
Property Tax Assessment Amount × Municipal Rate = Annual Property Tax
Under the Federal Model, a tax assessment rate of 0.31 per mille applies nationwide for residential properties, and 0.34 per mille for commercial properties. The municipal rate is set by the local municipality and varies widely, from around 200 percent in small municipalities to over 800 percent in large cities.

Which Property Tax Model Applies in My Federal State?
Not every federal state calculates the same way. Eleven states use the so called Federal Model, while five have introduced their own rules. Our Property Tax Calculator automatically detects the appropriate model as soon as you select your federal state.

The Four Calculation Models
Calculating Property Tax: A Practical Example
A single-family home in North Rhine-Westphalia has a property tax value of €300,000 according to its assessment. With a tax assessment rate of 0.31 per mille, this results in an assessment amount of €93. At a municipal rate of 500 percent, the annual property tax comes to €465, split into four installments of €116.25 each. Our Property Tax Calculator performs this exact calculation automatically, for every federal state and every model.
Municipal Rates in Major Cities Compared
The municipal rate often has a greater impact on the amount of property tax than the property value itself.

Property Tax A, B, and C:
The Difference
Property Tax A applies to agricultural and forestry operations. Property Tax B applies to developed and undeveloped land such as houses, apartments, and commercial properties, and is the standard case covered by this Property Tax Calculator. Property Tax C is not a separate model but a separately increased municipal rate for buildable, undeveloped land, intended to discourage speculation.
Property Tax When Renting:
Passing It on to Tenants
Landlords can pass on the full property tax to tenants as operating costs, provided the lease agreement allows for this. Property tax can also be claimed as income-related expenses on the landlord’s own tax return.
How to Use the Property Tax Calculator
First, select your federal state; the calculator automatically provides the appropriate fields for your model. Enter your property tax value, standard land value, or area figures, along with your municipality’s rate. If you already know your property tax assessment amount, you can enter it directly, which is more accurate than any estimate.
Objecting to Your Property Tax Assessment
If the details are incorrect, for example regarding area, standard land value, or year of construction, you can file an objection with the tax office within one month.
Due Dates:
When Is Property Tax Paid?
February 15, May 15, August 15, November 15. Upon request to your municipality, a single annual payment by July 1 is also possible.
Conclusion – Property Tax Calculator
